Do Glass Rooms Need Foundations?

No, a glass room doesn’t require foundations like a brick-built conservatory or extension would do. However, it does need a suitable surface to be built upon, so a paved patio, decking or porcelain flooring would need to be laid before the glass garden room is erected.

We work with a number of flooring companies who can lay the surface if you don’t already have flooring in place.

How Much Do Glass Rooms Cost?

The price of glass rooms depends upon many factors. The size of the glass room will indicate how many sliding glass doors will be required and the heigh of them. If the room is attached to the property or freestanding will also impact the price, as more sides will be required for a standalone garden room.

Cost also depends on the style of roof you opt for your garden room. We have a choice of fixed roof materials – clear or frosted polycarbonate roof or the more expensive glass roof, which is available either clear or tinted. We also have moving roof systems that can be opened on demand. These are classed as bioclimatic glass rooms. We have the option of a canvas fabric retractable roof system, or a louvred roof. We have two types of louvred roof systems – one that tilts open and closed, and one that retracts open. We’ll be happy to give you a price for any of these you are interested in, as the roof system will factor into how much the glass room will cost.

We also have various options include solid side walls, integrated LED lighting and outdoor heaters that you may wish to add which affect the price.

As glass rooms require sturdy, suitable flooring in order for the garden room to be erected upon, this is an extra cost that will need to be factored in if required.

Do Glass Rooms Require Planning Permission?

In the majority of cases, a glass room does not require planning permission to be erected. However, if you plan to have a glass garden room installed for a listed building, attached to the roof space or the sun room will be larger than half the ground space of your land, then planning permission would likely be required.

We find that most outdoor glass room installations do not require planning permission although we’d be able to check and advise whether it is necessary during a site survey.
